The painting and frame are generally in very good condition with some small signs of age. Close-ups show a small/tiny area of paint loss above where “Land” is written and three others near the left hand edge of the painting. Otherwise, the paint looks stable. If I look closely, I can see faint or subtle lines near the top and right hand edges that were caused by the canvas resting against the stretcher. They are not easy to see. If I angle it to a light, I can see some light rolling distortions in the canvas that are normally not very noticeable. In other words, it is not perfectly flat. Otherwise, the painting is generally fine. The frame shows some small amount of light damage that you can get an idea of by looking at the photos. Otherwise, painting and frame are generally fine and as shown.”
